You’re about to make one of the biggest financial decisions of your life. The person inspecting the property deserves more than a rushed time slot.
At Building Inspections Melbourne , every inspector is limited to a maximum of two inspections per day. That gives us the time to inspect carefully, investigate what does not look right, document what we find and explain the result to you afterwards.

Two inspection companies can advertise what appears to be the same service. Both may call it a Building & Pest Inspection. Both may use moisture meters, thermal cameras and inspection software. Both may send you a report.
Some inspection businesses schedule several (Up to 5 inspections properties Inspections per inspector in the same day). That model is designed around moving efficiently from one appointment to the next. This means that Inspector is focusing more on the next inspection and getting through their heavy seduce rather than providing quality.

Your property is not just our next appointment.
A building inspection is not simply about producing a report. The information can influence what you are prepared to pay,
what repairs you need to budget for, whether further advice is needed – and sometimes whether you want the property at all.
When you’re about to spend hundreds of thousands – or millions – on a property, saving a small amount on the inspection is rarely the most important consideration.
Sometimes the answer confirms you’re comfortable proceeding. Sometimes it gives you a repair list. Sometimes it sends you back to the negotiating table. And sometimes it gives you the confidence to walk away.
What looks newly renovated may still need to be assessed for moisture, movement, drainage and visible signs of waterproofing-related problems.
The roof space can reveal issues that simply cannot be seen from the rooms below - Including structural building & termite damage,
The subfloor can reveal drainage problem, ventilation, timber decay, plumbing issues and termite-related concerns.
The value isn't simply noticing a crack. It is recognising when its location, size or pattern warrants further investigation.
Termites, borers, timber decay and conducive conditions require a systematic inspection - not a quick glance.
Geoff has spent years training and mentoring building inspectors around and helping them establish professional inspection businesses around Australia.
He has also invested thousands of hours developing the inspection templates, defect narratives and reporting systems used in his own inspections – and now supplied to other inspectors through InspectionTemplates.com.au.
Those templates include thousands of detailed defect narratives built from real inspection experience. In other words, the system behind your report hasn’t been downloaded from a generic checklist. It has been built, tested and refined in the field.
Geoff Sharp is the senior inspector and driving force behind BuildingInspections.com.au. After more than 16,000 property inspections, his value is not simply in knowing what defects look like – it is in recognising patterns, understanding context and knowing when something deserves further investigation. That experience has been built over years in the building and inspection industries and is now embedded into the inspection methods, report structures and defect narratives used across the business.
Joshua Sharp is a Building Inspector personally trained and mentored by Geoff Sharp. Rather than bringing inspectors into the business and asking them to follow a basic checklist, Joshua has been trained directly in Geoff’s inspection methods, reporting systems and approach to client care. That means the business can grow without changing the principle it was built on: every property gets proper time, every inspector works to the same core system, and no inspector is loaded with more than two inspections per day. Geoff remains actively involved in the standards, mentoring and ongoing development of the inspection process

Anyone can describe their report as comprehensive. We prefer to let you judge for yourself. Open a real sample report and see the photographs, defect descriptions, recommendations and level of detail before you book
We are engaged to inspect the property independently and report what we find for the benefit of our client. The property already has a selling agent. You need someone focused on the condition of the property.

“He identified serious issues that made the property unsafe, helping us make an informed decision not to proceed.”
A combined building and pest inspection by Building Inspections Melbourne, pointed out that there were a lot more problems with the property we wanted to buy then what we first realised. It was definitely a small price to pay for getting the team to come out and look over it thoroughly.
I had done a walk through of a property that I thought was perfect, and was very keen to head straight to the auction. My wife wanted peace of mind, so she insisted we organise a Pre Auction Inspection. There turned out to be a lot of problems with the property, that would have blown our budget to fix. I won’t hesitate to call the team again before I put my hand up for another property.
“Extremely thorough and professional from start to finish. The inspection report was clear, detailed and easy to understand, and the inspector took the time to explain everything we needed to know. It gave us real confidence in making our decision. Highly recommended.”
If you’re satisfied with the answers, you’ve made an informed choice. That’s exactly what we want home buyers to do.

Yes. If anything in the report needs clarification, you can speak directly with your inspector.
Inspection findings can sometimes become part of a buyer’s negotiations, depending on the contract, the property, the vendor and the defects identified. We have had clients use our reports in negotiations, including examples where approximately $30,000 and $70,000 were renegotiated. No particular outcome can be guaranteed.
Accessible areas are inspected where safe access is available and within the scope and limitations of the inspection.
