ABOUT BUILDING INSPECTIONS MELBOURNE

Experience Is More Useful When It Changes the Way You Inspect.

Building Inspections Melbourne is built around a simple idea: a property inspection should not be treated like the next appointment on a production line. Every inspector is capped at a maximum of two inspections per day so there is time to inspect carefully, investigate what does not look right, document the evidence and explain what it means to the client afterwards.

MEET GEOFF SHARP
Nearly 16,000 Property Inspections — and Still Curious About What the Building Is Telling Him.

Geoff Sharp has spent the better part of two decades inspecting homes across Melbourne and Victoria and has personally conducted nearly 16,000 property inspections. That volume of field experience matters because houses rarely present defects in neat textbook form. The real skill is recognising patterns: when a crack is ordinary, when moisture is pointing somewhere else, when a renovated room deserves a closer look, and when the right answer is to stop and recommend specialist investigation.

Geoff has also been called on by Channel Nine’s A Current Affair to inspect properties featured in home-buyer stories. Those jobs reinforced the same lesson he applies to every inspection: the visible finish can be convincing, but the condition of the building has to be established by evidence

INDUSTRY WORK
He Does Not Only Use Inspection Systems. He Builds Them.

For years Geoff has trained and mentored building inspectors entering the industry, with a strong focus on practical onsite inspection rather than classroom theory alone. He has helped a number of inspectors establish their own businesses and continues to support inspectors with reporting methods and defect knowledge.

That experience also led Geoff to spend thousands of hours developing detailed Australian inspection templates and defect narratives. Those systems are now supplied to other inspectors through InspectionTemplates.com.au. The current template platform contains thousands of defect narratives built from real inspection experience — the same kind of thinking that sits behind BIM’s own reporting process.

MEET JOSHUA SHARP
The Same Inspection Standard Without Turning Into a Volume Business.

Joshua Sharp is a Building Inspector personally trained and mentored by Geoff in the inspection methods, reporting systems and client-service standards used by Building Inspections Melbourne. He is not presented as a trainee. He is a competent inspector working within a system developed from years of field experience.

The purpose of building a team is not to squeeze more appointments into each inspector’s day. The maximum remains two inspections per inspector, per day. The business can grow while the service principle stays the same.

A DIFFERENT WAY TO CHOOSE AN INSPECTOR

Before You Trust an Inspector, Inspect Them.

Do not choose an inspection company only by comparing the service name and the price. Ask how many inspections the inspector is doing that day. Ask who will actually attend. Open a sample report. Read the reviews. Ask whether you can speak directly with the inspector afterwards. Then compare.
