Cracking, leaks, movement, dampness and recurring defects are frustrating because the visible symptom is not always the cause. A special purpose inspection focuses on the problem you are concerned about, documents the evidence and helps establish the most sensible next step.

A special purpose inspection is scoped around a known or suspected issue. Before booking, tell us what you have observed, when it started, whether repairs have already been attempted and what outcome you need from the report. We can then advise whether the issue suits our inspection scope or whether a specialist such as a structural engineer, plumber, electrician, geotechnical engineer or other consultant should be involved from the outset.
We begin with the visible evidence and the history of the problem. Where appropriate, we may use moisture detection, thermal imaging, floor-level measurement or other inspection equipment to investigate further. If the cause cannot be established without invasive work, engineering, plumbing diagnostics or another specialist discipline, the report should say that clearly.
Some building problems require destructive investigation, engineering calculations, plumbing pressure tests, drainage cameras, laboratory testing or other specialist methods. A good inspection does not guess through those limitations — it identifies the evidence, explains the limitation and directs you to the next appropriate step.
The report should define the inspection purpose, areas assessed, evidence observed, relevant limitations, photographs, conclusions within the inspector’s competence and clear recommendations for rectification or further investigation.
Read what buyers say about the time spent onsite, the defects identified, the detail in the reports, the explanations afterwards and the decisions those findings helped them make.
A combined building and pest inspection by Building Inspections Melbourne, pointed out that there were a lot more problems with the property we wanted to buy then what we first realised. It was definitely a small price to pay for getting the team to come out and look over it thoroughly.
“I used Building Inspections Melbourne when I was building, after a friend suggested it was a good idea to have a pre hand over inspection of my new home. I found the guys to be incredibly reliable and professional, and they even found a few things that were able to fixed before we moved in. If I ever build again, I would gladly call them again for sure.”
I had done a walk through of a property that I thought was perfect, and was very keen to head straight to the auction. My wife wanted peace of mind, so she insisted we organise a Pre Auction Inspection. There turned out to be a lot of problems with the property, that would have blown our budget to fix. I won’t hesitate to call the team again before I put my hand up for another property.
“Extremely thorough and professional from start to finish. The inspection report was clear, detailed and easy to understand, and the inspector took the time to explain everything we needed to know. It gave us real confidence in making our decision. Highly recommended.”
It is an inspection focused on a specific known or suspected building issue rather than a general pre-purchase condition inspection.
We can inspect and document visible movement indicators and recommend structural-engineering assessment where the evidence or scope requires it. We do not replace an engineer when engineering analysis is necessary.
We can investigate visible moisture and water-entry evidence within the agreed scope and use appropriate non-invasive tools. Some leaks require plumbing tests, invasive investigation or specialist diagnostics to establish the source conclusively.
Tell us before booking if the report is intended for a dispute, insurer, tribunal or legal process. Those purposes may require a different scope, documentation standard or specialist/expert-witness service.
Send the address, photographs, a short history of the issue and any relevant prior reports, plans, builder correspondence or repair invoices you have.
We can identify likely repair pathways and relevant trades. Firm repair pricing generally requires quotations based on the final scope of work.
Call us to discuss the property, timing and the inspection you need. If you prefer, send the address and we will review it and provide a clear quote.
